TD Bank at a glance

TD Bank publishes conventional loans, lines of credit, commercial mortgages and SBA financing. Its comparison page identifies different amounts, rate types, collateral and amortization for each structure. The advertised maximum is not a promise of approval. A final offer can be smaller and can use a different payment structure after the provider reviews revenue, credit, industry, state and recent bank activity.

What the financing actually looks like

Provider role

Regional US bank making conventional, real-estate and SBA business loans within its footprint.

Pricing

Term loans use fixed rates, lines use variable prime-based rates and commercial mortgages use fixed-rate periods. Temporary promotional pricing has application, closing and account conditions.

Repayment

Conventional loans commonly amortize over three to five years. Lines revolve and can be payable on demand. Commercial mortgages can have a five-year term with amortization up to 20 years.

Security

Larger loans commonly use equipment, inventory or cash; lines can use cash or receivables; real-estate loans use the property.

Availability

TD's branch footprint runs primarily from Maine through Florida. Selected requests below $250,000 can start online, subject to exposure and entity limits.

Application file

The online route considers total TD exposure and excludes several specialist structures. Larger requests use a banker and paper application.

The contract changes with the use

TD publishes term loans for equipment and expansion, lines for recurring expenses and mortgages for property. The structures are not interchangeable. A five-year fixed loan can match a vehicle, while an on-demand variable line is better reserved for working capital that turns back into cash.

On demand is a material line term

The comparison page describes the conventional line as on demand. That means the agreement, not a long advertised timeline, controls the bank's right to request repayment. Ask about annual review, cleanup periods, borrowing-base reporting and events that can freeze further draws.

Promotional pricing expires in two ways

A promotional rate can require an application by one date, closing by another and automatic payments from TD checking. Preserve the offer terms with the application. If closing slips, price the ordinary rate before paying for appraisals or legal work that cannot be recovered.

Who should keep it on the shortlist?

An East Coast business comparing a conventional bank facility with an SBA alternative and willing to maintain a deposit relationship.

A borrower outside the footprint or one relying on a revolving line as permanent capital without understanding demand and renewal rights. That second group should compare a bank, credit union or government-backed route before paying for a shorter online process.

Our view

TD's comparison table is unusually useful because it separates amount, rate type, term and collateral. Promotional rates should be treated as dated offers, not timeless product facts. No published threshold can predict an individual approval, and no company maximum should set the size of the request.

How to read the offer

Ask for the cash delivered after withheld fees, total dollars repaid, number of payments and payment frequency. Then read the personal guarantee, UCC filing, collateral, default and early-payment sections. If the offer uses a factor, calculate an estimated annualized cost for comparison without pretending that estimate changes the contract into a loan.

Model the payment against the weakest recent revenue month. Leave payroll, sales tax, suppliers and existing debt in the bank forecast. A fast approval can still be the wrong product when automatic withdrawals create another gap before the financed project returns cash.
